We have 18 to 20 questions here that we use for consultation purposes with our own buyers. Question number one, is there a timeframe that you’re working with? How soon do you need to move? Typically contract to close is 30 to 45 days, plus we also need the time of finding the property, negotiating it out before we get you under contract. Two, is there a city or area that you’re looking for? Three, is there a specific zip code that you’re trying to stick with? Four, have you drilled down to a specific neighborhood? Five, is there specific schools that you’ve done your homework on, you want to be zoned to? Six, now we’re getting into the property itself now. Are we looking for a one story or two story? Seven, how many bedrooms, do you need? Are you looking for an additional one in case you have guests, or family members come to town? Eight, are you looking for the master upstairs or downstairs? Typically families with younger children like the master up so they’re close to the young children. And typically, families with older children like the master down so they’re away from the teenagers. Nine, are you looking for two bedrooms down? That is a growing trend. We’re starting to see mother-in-law suites, multi generational living with families for they have elders that need help in their later years. Ten, number of bathrooms? Do you need three full baths, four full baths? Eleven, do you require a half bath? Twelve, garage, is it attached or detached and then number spaces, two car three car. Two and a half oversized? There’s some variables to this as well, folks. Thirteen, are you looking for home with a pool or specifically without a pool? It’s 50/50. Fourteen, do you have a price range in mind? Fifteen, have you started working with the lender? Have you been pre approved through the lender? Loan officers name?. Just don’t use some internet company and be a number, work with somebody specific and somebody local. Eighteen, days on market? Typically all the good stuff goes in two weeks or less. So, I would focus on the stuff as it’s hitting the market that way you’re the first one looking at it, not the last one looking at yesterday’s newspaper. We’d love to work with you.
