Today’s topic of discussion is going to be sales data from February 2019 versus February 2020. It’s very interesting here. Total property sales for February 2019 was 6436 properties. February 2020, 7393. Change percentage wise, up 14.9%. Total dollar volume for 2019 is $1,767,828,640 for 2020, $2,110,250,401 percentage change up 19.4%. Total active listings in February of 2019, 38,618. February 2020, 40,091, percentage change up 3.8%. Single Family average sales price for 2019 was $284,864. For 2020, $301,648 percentage change up 5.9%. So values are going up folks. The median sales price. February 2019, $233,000. February 2020, $245,000, up 5.2%. Single Family months of inventory. February 2019, 3.6%, February 2020, 3.5%. So inventory is going down. And again, here’s where it gets interesting. Single family pending sales, February 2019, 6678. February 2020, 8.547. That’s up 28% folks. Lots of movement in the industry out there. This data is very important. I will update everybody, every single month, I get this information from Houston Association of Realtors, I found that to be the most accurate and current information out there.
