Today’s topic of discussion is going to be for buyers negotiating for the home that you’re trying to ge.t These are rules that each buyer should be in tune with before they start negotiating. Number one, act fast, like right now. If there’s a counteroffer that comes off your initial offer, you need to respond as soon as possible, ideally, within 24 hours or less. The longer you wait, the more of a chance that you’re taking for another buyer to come in and swoop up the property out from underneath you. Number two, you may want to raise your offer but within reason. You obviously don’t want to overpay for the property, so I would recommend leaning on your agent to assess the value. That way you don’t run into appraisal problems later. Number three, you can increase your earnest money deposit, and that’s going to be applied towards your closing costs or your down payment at closing. That will also strengthen your offer especially if you’re in a multiple offer situation. Number four, have patience about taking possession of the home. In Texas, we can do temporary lease backs back up to 90 days. Now that the seller may still be trying to find a place for his purchase and maybe without a home if he sells to you within X amount of days. So if you lease it back to him, again, that will strengthen your offer predicated upon the situation. Next, let some of the contingencies go, asking for closing costs three, four, or $5,000 dollars or the Home Warranty at four or $500 dollars. That affects the sellers bottom line. The next one, know when to walk. You know if the deal doesn’t make sense in your first instincts telling you it’s not right, walk away. There’s no reason to put yourself into harm’s way.
