Today’s topic of discussion is going to be sellers questions that they need to know the answers to. Let’s start with question number one. Where are you moving to? Are you staying local, are you moving out of state? Number two, why are you moving? Are you going to better schools? Is it a job relocation? Number three, when will the house be ready for market? That’s very important to plan the logistics to this. Number four, what are the selling features of your property? That’s going to help in the marketing the description. Number five, what are the selling features of the area in the neighborhood/ Do you have top rated schools? Do you have waterparks, splashpad? There’s all kinds of different stuff that people are searching and looking for that’s going to help them marketing your property. Number six, are you going to interview multiple agents? Number seven, what are you looking for in an agent? Number eight, are you familiar with third party owner finance, no credit check? Number nine, if your house was sold tomorrow, do you have a plan? Number 10, if your house took six months to sell, do you have a plan? Eleven, how much do you think your home is worth? You really need to be in tune with the market. A lot of people are emotionally attached to their property, and they think it’s worth way more than what the actual, the markets actually willing to pay for it. Number 12, how motivated are you? That’s tied to 11. Number 13, there’s typically three pricing strategies that are available to the consumer out there. Number one, you price it way above market value, you’re searching for a needle in the haystack. Number two, do you price it equal to the comparables out there, and hope that your property stands out or number three, what our most savvy clients do, is price it under market value to drive multiple offers on the property, and it’ll drive the pricing up.
